Occupancy & Eligibility
Maximum 8 adults (plus 2 children permitted on twin bunk). Minimum booking age: 25 years. Registered guests only; no unapproved visitors or events.

Self check-in via keyless smart lock; access code sent 48 hrs before arrival.
Quiet Hours
10:00 PM – 8:00 AM. Please respect neighboring homes and Ruidoso’s noise ordinances.
Smoking & Vaping
Strictly prohibited indoors. Outdoors permitted only when local fire danger levels allow. Dispose of butts in provided receptacles—do not flick onto gravel or grass.
Fireplace & Grill
Indoor gas fireplace is functional year-round; switch-operated.
Natural-gas grill on upper deck—no propane tanks required. Do not use wood or charcoal; doing so will cause damage and incur repair fees.
Hot Tub
Use at own risk; no children unsupervised. Shower before entry, no glassware, no bubbles or soap, secure cover after use. Please observe quiet hours when using.
Parking
Level paved driveway; maximum 4 vehicles. No street parking. RVs/trailers require prior written approval; otherwise not permitted.
Garage not available for guest use.
Wildlife & Safety
Home is in a mountain environment—deer, elk, bears may be present. Keep doors closed and never leave trash outside.
Bag and take all trash to beige public dumpsters; close bear latches.
A NOAA emergency weather radio is provided for safety alerts.
Surveillance Disclosure
One Ring doorbell camera faces the front parking/entry area only. No cameras monitor private spaces inside or outside the home.
Laundry & Supplies
Full laundry room available for guest use; detergent provided.
Home is stocked with toilet paper, paper towels, soaps, trash bags, coffee, and other welcome essentials—the Prestige Vacays difference.
Extended Stays
For reservations over 7 nights, optional mid-stay cleaning may be arranged at guest expense with advance notice.
General Conduct
No pets, parties, or commercial photography.
No candles or open flames.
Follow posted check-out instructions to avoid additional fees.
