Terms & Conditions

TERMS AND CONDITIONS Last updated: September 24, 2025

These Terms govern bookings and stays with Prestige Vacays ("we" or "us"). By booking, you agree to these Terms and to the house rules shown at booking and posted in the home.

  1. BOOKING AND PAYMENTS

  • Bookings are confirmed when payment is authorized or received via our booking engine (Hostaway or equivalent)

  • You must provide accurate guest information

    2. CANCELLATIONS AND CHANGES

  • Your reservation follows the cancellation policy shown at checkout and on your confirmation

  • Date changes and early departures are handled per that policy and subject to availability

    3. SECURITY DEPOSIT AND DAMAGE

  • A hold or deposit may be required

  • You are responsible for damage, excessive cleaning, missing items, or policy violations (for example, smoking where prohibited). Related charges may be applied per documentation

   4.  HOUSE RULES (SUMMARY)

  • No parties or events

  • Occupancy and parking limits must be respected

  • Smoking only where permitted by the listing and in compliance with local fire restrictions

  • Pets only in pet-friendly homes and only if disclosed and approved; fees and rules apply

  • Check-in and check-out times are as stated in your confirmation; early or late options depend on availability and fees (Full rules appear in your listing and arrival instructions. If there is a conflict, the rules sent with your specific booking govern.)

    5. MAINTENANCE AND ACCESS

  • Report issues promptly; we will make reasonable efforts to resolve them

  • Authorized staff or contractors may enter for urgent maintenance or legal reasons with advance notice when feasible

    6. SAFETY AND LOCAL CONDITIONS

  • Guests accept inherent risks of travel, weather, terrain, wildlife, and local conditions; follow posted instructions and local laws

    7. LIABILITY

  • To the maximum extent permitted by law, we are not liable for incidental or consequential damages, or events beyond our control (including acts of nature, utility outages, or municipal closures)

  • Guest personal property is at guest risk

    8. NO THIRD-PARTY USE OR SUBLETTING

  • No subletting or unregistered guests beyond the occupancy limit

  • No commercial use, photo or video shoots, or events without our written consent

    9. PRIVACY

  • See our Privacy Policy for how we handle personal data

   10. GOVERNING LAW

  • These Terms are governed by the laws of the State of New Mexico. Venue lies in the appropriate courts within New Mexico
